So what do we look for from you?

We are looking for an Assistant Project Manager in our Property Team to support the Company’s operational and strategic requirements. 

Responsibilities

  • The purpose of the job is to assist the property team in managing the portfolio of assets and to provide a range of property related advice and support.
  • To assist in the inspection, measurement and survey of assets for a variety of purposes to a professional standard.
  • To assist in the carrying out capital and rental valuations.
  • To assist in the preparation of Heads of Terms and offer letters setting out the main commercial terms for property transactions for a variety of purposes.
  • To assist in the negotiation Heads of Terms and their professional advisors to secure commercial agreements in the best interests of the business.
  • To assist in the preparation of reports seeking approval for transactional activity.
  • To assist in instructing Legal activity in approved property transactions and monitoring the legal process to the completion of the agreed transaction.
  • To provide assistance in all aspects of property management including lease advice / lease negotiation / processing lease assignments, variations, sublettings, consents / rent assessment and negotiation managing multi-let property including the assessment of annual service charges / advising on rating matters / advising on property acquisitions and disposals / identifying property repairs and ensuring repairs are carried out in line with policy.
  • To attend internal meetings with senior colleagues internally and externally (for example Planning, Highways, Legal, Financial, Environmental Health etc) representing the Property Team.
  • To be aware that Ford Retail and Ford Motor Company have written financial and procurement rules.
  • To inform management of any health and safety issues which could place individuals or assets at risk.
  • To use the property management information systems and to assist in contributing to the development of those and new systems as required, supplying and maintaining appropriate and accurate management information.
  • To deal with other duties as directed by senior colleagues.

This is a National role however the successful candidate will be required to work from our Head Office in Colchester at two days per week.

Required skills and experience 

  • Degree in either construction, property management, or a related field (pending final results)
  • Strong communication, organizational, and negotiation skills are essential.
  • Ability to work under pressure, meet deadlines, and solve problems
  • Driving licence
  • Ability to work at the property office 2 days a week (Colchester, Essex)
  • Willingness to secure MCIOB, RICS or other professional qualification
  • Full valid driving licence held for a minimum of 6 months with fewer than 6 penalty points – 4 years must have passed since reinstatement following any previous disqualifications
  • The role is national based although there is an expectation that the candidate will visit Colchester HQ on a frequent basis.
